Our Sales Process

Step One – The Valuation

Valuations with Sell Right typically take one hour, and are an opportunity for our local expert valuer to view the property in more detail and discuss your circumstances. We utilise our extensive knowledge of the local market, expertise and buyer database to give you an honest appraisal on the expected value of your property and assess how it is placed in the market alongside similar properties. This will assist in maximising prospective viewing activity and the level of offers received. Unlike other agencies, we will never over-inflate your valuation in order to win your business, as ultimately this is never in your best interests given the negative impact it causes on your ability to meet your end goal. 

Following your valuation, you will receive a personal marketing report which details everything covered in the valuation along with confirmation of the recommended marketing price and sales fee offered.

Step Two – Pre-Marketing / Coming Soon Posts

When choosing an agent, you must consider the reputation of the agent and their place in the local market, awards won, as well as taking into account their success in selling similar properties to yours, agency expertise and team knowledge, presentation of the local office and website, marketing techniques as well as support services and assistance throughout the process. 

Upon winning your business, your local expert valuer will attend the property to complete the initial marketing stage (Coming Soon Posts). This will involve professional photographs of your home, the all-important creation of your property description, 360 Virtual Tour and discussion around the best way to launch your property. Your expert valuer will then  create your property brochure, liaise with you for any amendments you require and take your property through to the point of launch.

Step Three – Marketing Your Property

Sell Right will advertise your property extensively and such as we subscribe to major
property portals such as Rightmove.co.uk, Zoopla.co.uk (Includes 15 Partner sites
such as yahoo & msn) and primelocation.com along with the above your property will be showcased on sell-right.co.uk which is available 7 days a week, 24 hours a day. With our site top of Google advertising you can be assured your property is reaching the
maximum amount of exposure. In addition to property portal marketing, we are extremely active on all major social media marketing making regular use of all the major sites such as Facebook, Instagram and Twitter. More and more people are using social media so this allows us to reach out to and interact more directly with a whole new range of customers that are thinking of entering the housing market

Step Four – Viewings

All viewings through Sell Right are accompanied by our expert sales negotiators who are able to highlight the properties unique features and other appealing qualities.

We understand that the home buying process can be daunting and making time to schedule property viewings can be tricky. That is why we are very flexible in making ourselves available for
accompanied viewings. We really do everything we can to make property viewings as easy and accessible
as possible. We are not afraid to go that extra mile to showcase your property.

We  also employ the use of a 360 virtual walkthrough feature which is fully interactive for the user and not a simple video of a property whereby a potential buyer
cannot have a good look around the property. Buyers quite often like to gather as much information and get as much of a feel for a property as they can before booking a
viewing and this feature offers that to them.

Virtual viewings also streamline the whole process for a vendor. If a potential buyers’ interest drops after a virtual viewing, it is likely they would have dropped at some point in any case. However, if a potential buyer booked a viewing following a virtual viewing it means that they are going to the property with greater intent of offering. 

As standard, we provide viewer feedback within twenty-four hours either by telephone or email. 

Step Five – Negotiation

We handle negotiations between our sellers and the potential buyer, offering experienced advice to achieve the best possible price whilst taking into account the response to the marketing, interest from other parties and recent completed sales. On top of the price offered, we always recommend consideration is given to the position and flexibility of any potential buyer and will guide you throughout this process. 

As standard, we verify all potential buyer’s financial position and confirm details of any chain they are in. 

Step Six – Accepting an Offer

Once you have accepted an offer, our small expert team will assist in the sales progression unlike large estate agencies, we offer a more personalized service for each and every sale and our sole goal is to ensure your property moves from ‘sold’ to ‘completed’. Each member of our sales team will liaise with all parties through the chain, as well as all the representative estate agencies, conveyancers, surveyors and financial advisors (to name but a few of other involved parties), and will provide updates throughout to ensure your end goal is met. 

This dedicated personal approach ensures our chain/sale collapse percentage is far lower than the national high street and online agency averages.

Step Seven – Exchange of Contracts

Exchange of contracts can occur once the buyer’s mortgage offer is received, all responses to enquiries raised are deemed satisfactory and all parties agree on a date of completion including those in the chain if applicable . Both the buyer and seller then sign the contract with the buyer paying a non-refundable deposit, usually 10% of the purchase price. Once contracts are exchanged the transaction becomes legally binding. 

Step Eight – Completion

On the day of completion, any outstanding monies from the buyer will be transferred to your conveyancer, who will, in turn, transfer the remaining balance to you once any fees and outstanding mortgage amounts have been deducted. You have then sold your property!
